About the Role
The Property Manager for Multifamily Rock Ridge Estates is responsible for maintaining the community to market‑ready standards while delivering a high level of service. The role also involves motivating high‑performing teams to maximize property performance. In a fast‑paced environment, the manager oversees all operations including maintenance, capital improvements, lease administration, budgeting, forecasting, collections, evictions, vacancy anticipation, marketing, lease renewals, service contracts, expense control, and audits. This comprehensive oversight ensures the community runs smoothly and profitably. Providing superior customer service and clear communication to residents and prospects enhances satisfaction, renewal rates, revenue, and the property’s reputation. The manager completes lease and renewal paperwork to company standards and tracks advertising and client traffic to optimize leasing efforts. Leadership includes developing, mentoring, and managing a cohesive on‑site team comprised of leasing, customer service, maintenance, and management personnel. By leading by example and embodying Cushman & Wakefield’s mission, the manager strives to boost engagement and minimize turnover. Day‑to‑day supervision ensures all policies and procedures are followed, while hiring, coaching, and maintaining resident files align with corporate standards. The manager also resolves conflicts promptly, maintains a positive living environment, and oversees the overall community budget and finances. • Oversee community operations, including maintenance, capital improvements, budgeting, collections, and evictions. • Manage lease administration, renewals, and ensure all paperwork meets company standards. • Drive marketing initiatives and monitor advertising performance to achieve leasing goals. • Lead, mentor, and coach on‑site staff across leasing, customer service, maintenance, and management. • Ensure compliance with Cushman & Wakefield policies and maintain accurate resident files. • Resolve resident conflicts promptly to maintain a positive living environment. • Develop and control the community budget, forecasting, and expense audits. • Recruit, interview, and train new team members while minimizing turnover. • Collaborate with leasing staff to meet or exceed leasing and marketing targets.

What You Bring
Key competencies include effective communication, strong customer service, computer literacy with Microsoft Office, and solid office, bookkeeping, and sales skills. The manager sets leasing goals, monitors performance, and ensures adherence to Cushman & Wakefield policies. A Bachelor’s degree and a Real Estate License are preferred, and candidates should have at least three years of property management experience and three years of management experience. The position operates in a professional office setting, regularly using standard office equipment, and requires travel up to 15 percent. Physical demands include standing, walking, climbing stairs or ladders, and lifting or moving objects up to 25 lb regularly. • Demonstrate strong communication and customer service skills; proficient with Microsoft Office. • Hold a Bachelor’s degree and Real Estate License (preferred); possess 3+ years of property and management experience. • Travel up to 15% and perform physical tasks such as standing, climbing stairs, and lifting up to 25 lb.

Other duties may be assigned as needed, and the role includes a comprehensive benefits package—health, vision, dental, retirement, life and disability insurance—as well as a competitive salary ranging from $53,550 to $63,000.
