About the Role
• Conduct property tours, qualify prospects, and secure lease agreements. • Generate and follow up on leads, schedule appointments, and maintain model units. • Complete all leasing paperwork and assist with lease audits and unit turn processes. • Track prospect traffic and leasing data, responding to inquiries within 24 hours. • Apply sales and marketing strategies to increase traffic, improve closing ratios, and exceed leasing targets. • Perform administrative duties and support office, common area, and model upkeep. • Address resident complaints, concerns, and service requests to ensure satisfaction. • Develop and execute resident retention programs such as events, promotions, and newsletters. • Assist with annual marketing plan implementation and ongoing market surveys. • Maintain comprehensive knowledge of property features, competition, and market conditions; produce weekly market reports. • Deliver high‑level customer service and monitor service‑request response times. • Represent the community positively to achieve property objectives and public recognition. • Enforce community policies as delegated by the supervisor. • Participate in a 401(k) plan with employer matching.

The Leasing Consultant role focuses on leasing, marketing, and resident relations for an affordable‑housing property, requiring daily onsite presence, lead generation, resident showings, lease processing, and support of retention initiatives. Candidates must understand affordable‑housing programs (e.g., LIHTC, HUD Section 8, USDA, HOME) and possess basic computer, Fair Housing, and OSHA knowledge. • Meet physical requirements including regular movement, ladder use, lifting up to 25 lb, and ability to work varied hours and environments. • Possess a high school diploma or equivalent and basic computer proficiency. • Understand Fair Housing Laws and OSHA safety standards. • Familiarity with affordable‑housing programs such as LIHTC, HUD Section 8, USDA Rural Development, HOME funds, and related bonds.
