About the Role
The Maintenance Supervisor oversees all maintenance operations for a community, working closely with the Community Manager to coordinate staff, vendors, and service requests while ensuring safety, compliance, and resident satisfaction. Responsibilities include daily site attendance, preventive maintenance, inventory control, record keeping, staff supervision, and on‑call emergency response. • Attend site daily to manage service requests, work orders, and preventative maintenance. • Inspect property each day to identify and correct hazardous conditions. • Control maintenance supplies inventory while adhering to budget guidelines. • Maintain a preventive maintenance program and an OSHA‑compliant, well‑stocked shop. • Keep accurate records of service requests, EPA/OSHA compliance, and work progress. • Supervise, train, schedule, and evaluate maintenance staff; provide coaching and guidance. • Deliver high‑quality customer service and ensure timely response to resident requests. • Represent the community positively and enforce community policies. • Participate in on‑call emergency response and unit inspections as needed.
