About the Role

The Lead Operating Engineer is accountable for the efficient operation and maintenance of mechanical, electrical, and plumbing systems at assigned facilities, ensuring maximum life and reliability. This role often serves as the sole on‑site engineer and may supervise maintenance staff depending on the size and complexity of the assignment. • Assist with daily operations and maintenance of mechanical, electrical, and plumbing systems • Supervise and monitor maintenance staff and projects when applicable • Perform preventive maintenance tasks such as filter changes, motor lubrication, and equipment inspections • Recommend improvements to the preventive maintenance program • Develop and maintain building‑specific maintenance procedures • Coordinate maintenance efforts with external contractors and technicians • Maintain stock and inventory control • Respond immediately to emergencies and customer concerns • Comply with all applicable codes, regulations, and company directives • Compile and submit monthly reports to inform management of building operations • Adhere to C&W Uniform Dress Code and maintain a neat appearance • Movement between departments, floors, and properties to facilitate work

What You Bring

The position operates in a professional office setting, utilizing standard office equipment, and requires regular travel between properties in various weather conditions. • Complete required C&W Safety Training annually • Communication proficiency (oral and written) • Organization skills • Technical proficiency • Problem solving and analysis • High School Diploma or GED equivalent • Graduate of apprentice program or trade school preferred • Hold appropriate trade licenses or permits (e.g., Journeyman, Master Electrician, Operator, Steam Engineer) • Possess a valid universal certification for CFC and HFC refrigerants (EPA Section 608) • Maintain a valid driver’s license with a good driving record • Basic computing skills in Outlook, Excel, and Word • Experience with operation, maintenance, and basic repair of HVAC, boilers, heaters, pumps, refrigerant systems, compressors, and water systems • Knowledge of energy management systems, techniques, and operations • Thorough knowledge of all building systems operations, maintenance, and repair • Ability to stoop, stand, climb, and frequently lift at least 50 lb safely • Regularly required to crouch, reach, and bend while installing or moving equipment • Ability to speak clearly for effective communication • Ability to read and comprehend oral and written information • Use vision abilities to read printed material, drawings, and schematics
