About the Role
The Maintenance Technician supports the property’s maintenance program, handling corrective, preventative, routine, emergency and cosmetic tasks under the guidance of the Maintenance Supervisor and Community Manager. The role also includes managing the make‑ready process, ensuring units and common areas meet operational objectives. • Perform corrective, preventative, routine, emergency, and cosmetic maintenance across community common areas, buildings, and units. • Respond promptly to resident and management work orders and ensure timely repairs and replacements. • Assist with make‑ready turnover processes, scheduling, and execution of unit inspections. • Maintain swimming pool cleanliness, conduct chemical testing, and keep accurate logs. • Conduct daily inspections of grounds, buildings, and common areas to identify and correct hazards. • Follow Asset Living policies, OSHA and EPA standards, and maintain a well‑stocked, safe maintenance shop. • Manage inventory of equipment and supplies and keep detailed service and maintenance records. • Provide excellent customer service, monitor request turnaround, and enforce community policies. • Participate in on‑call emergency response and after‑hours duties as required.

What You Bring
Candidates must have a high‑school diploma or equivalent, basic computer proficiency and an understanding of Fair Housing laws and OSHA requirements. The position requires the ability to operate on‑site software and follow Asset Living’s key policies. The job involves frequent physical activity such as climbing ladders, lifting 100 lb objects, working in confined spaces and exposure to outdoor weather and chemicals.
