About the Role

The Maintenance Technician supports the property’s maintenance program under the supervision of the Maintenance Supervisor and Community Manager. Responsibilities include corrective, preventative, routine, emergency and cosmetic maintenance, as well as the make‑ready process for units. The role requires daily onsite attendance and participation in on‑call emergencies. • Attend the site daily and be on‑call for emergencies. • Respond promptly to resident and management work orders for common areas, buildings, and units. • Perform corrective, preventative, routine, emergency, and cosmetic maintenance tasks. • Schedule and execute maintenance/repair turn‑events and make‑ready processes. • Maintain grounds, breezeways, and pool (including chemical logs) and ensure overall exterior cleanliness. • Conduct daily inspections to identify and correct hazardous conditions. • Keep the maintenance shop organized, stocked, and compliant with OSHA and company policies. • Manage inventory of equipment and supplies and maintain accurate service records. • Participate in unit inspections and assist with office, model unit, and common‑area upkeep. • Report violations of community rules to supervisors. • Deliver excellent customer service; monitor request turnaround and ensure consistent resident interactions. • Promote a positive community image and enforce delegated policies.

What You Bring

Candidates must have a high school diploma or equivalent and basic computer skills, along with knowledge of Fair Housing and OSHA regulations. Physical demands include frequent climbing, lifting objects over 100 lb, working in confined spaces, and exposure to outdoor weather and chemicals; overtime and weekend availability may be required. Reliable transportation is required for emergency call‑outs.
