About the Role

The Leasing Manager oversees all leasing and marketing functions at a property, working closely with the Community Manager to set leasing goals and develop a strategic marketing plan to achieve budgeted occupancy. This role leads the leasing team, ensures effective leasing, marketing, and positive resident relations, and drives resident retention and satisfaction. • Conduct daily onsite attendance and ensure leasing staff follow effective closing, documentation, and reporting procedures. • Audit lease files for policy compliance and address resident complaints to maintain satisfaction. • Develop and execute resident retention programs, including events, promotions, and newsletters. • Show, lease, and move in prospective residents efficiently. • Assist in creating the annual marketing plan and budget, implement campaigns, and monitor leasing/renewal progress. • Supervise planning and execution of leasing and renewal events approved by the Community Manager. • Perform weekly market surveys and maintain product knowledge of property, competition, and market conditions. • Utilize sales and marketing strategies to increase traffic, improve closing ratios, and meet occupancy targets. • Support the Community Manager in recruiting, hiring, training, coaching, and developing on‑site staff. • Provide ongoing staff training, counseling, and ensure compliance with company policies and Asset training benchmarks. • Promote a harmonious work environment and lead staff to high performance. • Manage customer service excellence, monitor maintenance request turnaround, and ensure timely property repairs through regular inspections. • Oversee business functions related to operations and optimize use of property resources, equipment, and supplies, including vendor bidding. • Perform physical tasks such as standing, walking, climbing ladders, lifting up to 25 lb, and working in varied indoor and outdoor conditions, including overtime and emergencies.

• Meet basic qualifications: High School Diploma or equivalent (Bachelor’s preferred) and one year housing industry experience; proficient with on‑site software and basic computer skills; knowledge of Fair Housing Laws and OSHA requirements.
