About the Role
The Maintenance Supervisor oversees all maintenance operations for a community, handling service requests, preventative programs, staff and vendor coordination, safety compliance and resident relations. Working closely with the Community Manager, the supervisor ensures properties remain safe, functional and appealing while managing on‑call emergencies. • Maintain daily onsite attendance • Coordinate, schedule and respond to resident and management work orders • Repair and replace items in common areas and units as needed • Inspect grounds and buildings daily to identify and correct hazards • Order and manage maintenance supplies within budget • Run a preventative maintenance program to extend property life • Keep the maintenance shop organized, stocked and OSHA‑compliant • Conduct hazard communications and promote safe work practices • Participate in unit inspections when requested • Control essential community maintenance functions • Keep accurate records of service requests, EPA/OSHA compliance and work progress • Assist with upkeep and cleaning of office, common areas and model unit • Respond to on‑call emergencies at the community • Source bids and manage resources economically for repairs and contracts • Direct and monitor maintenance, construction and rehabilitation work for quality and speed • Supervise, train and schedule maintenance staff under the Community Manager • Check daily staff progress and provide immediate assistance • Provide performance evaluation input to the Community Manager • Deliver ongoing training, coaching and counseling to ensure staff effectiveness • Foster teamwork and high‑quality job performance through leadership • Ensure excellent customer service and monitor request turnaround times • Promote a positive community image to meet property goals • Maintain consistent resident communication and policy enforcement
