About the Role

The Maintenance Supervisor oversees all maintenance operations for a community, including service requests, preventative maintenance, staff and vendor management, safety compliance and resident service. The supervisor works closely with the Community Manager to ensure properties are well‑maintained and compliant. • Coordinate and respond to resident and management work orders promptly. • Perform daily inspections of grounds, buildings and common areas to identify and correct hazards. • Manage inventory of maintenance supplies and adhere to budget guidelines. • Implement and maintain a preventative maintenance program to extend property life. • Keep the maintenance shop organized, stocked and compliant with OSHA safety standards. • Record service requests, EPA/OSHA compliance, preventative tasks and make‑ready status accurately. • Supervise, train and schedule maintenance staff, providing daily guidance and performance feedback. • Conduct on‑call emergency response and ensure timely resolution of urgent issues. • Deliver excellent customer service, monitor request turnaround times and uphold community policies. • Participate in unit inspections and assist with office, common‑area and model‑unit upkeep. • Secure bids and manage vendor relationships to optimize use of property resources. • Ensure compliance with Fair Housing laws, EPA, CPO and OSHA regulations.

What You Bring

Affordable housing maintenance experience is preferred. • Hold a high school diploma or equivalent, EPA & CPO certifications (HVAC desired) and basic computer skills. • Possess reliable transportation for on‑call emergency duties.
