About the Role
The Maintenance Technician supports the property’s maintenance program by handling corrective, preventive, routine, emergency and cosmetic work, as well as the make‑ready process, under the direction of the Maintenance Supervisor and Community Manager. • Attend the community site daily and be on‑call for emergencies. • Respond promptly to resident and management work orders for common areas, buildings and units. • Perform repairs, replacements, and turn‑around maintenance per schedule. • Clean exterior areas, breezeways and common spaces each day. • Maintain swimming pools, complete chemical logs and ensure water quality. • Conduct daily inspections to identify and correct hazardous conditions. • Execute a preventative maintenance program to extend asset life and reduce future repairs. • Keep the maintenance shop organized, stocked and compliant with OSHA safety standards. • Support hazard‑communication programs and promote safe work practices. • Track inventory of tools, equipment and supplies as directed. • Record service requests, EPA/OSHA compliance, preventative tasks and make‑ready status accurately. • Assist with office, common‑area and model‑unit upkeep and cleaning. • Report community rule violations to supervisors. • Provide excellent customer service and monitor request turnaround times. • Present a positive community image to meet property objectives. • Apply consistent resident communication and enforce delegated policies. • Use property resources, equipment and supplies efficiently.

What You Bring
• Hold a high school diploma or equivalent and basic computer proficiency. • Understand Fair Housing laws and OSHA requirements. • Be capable of lifting 100 lb, climbing ladders, working in confined spaces and outdoors, and working overtime, weekends and nights as needed. • Possess reliable transportation to meet on‑call emergency response needs.
