About the Role
The Maintenance Supervisor oversees all maintenance operations for a community, working directly with the Community Manager to manage service requests, preventative maintenance, staff and vendor performance, safety compliance, and resident satisfaction. • Coordinate and respond to resident and management work orders daily. • Inspect buildings, grounds, and common areas to identify and correct safety hazards. • Maintain inventory of maintenance supplies within budget constraints. • Implement and manage a preventative maintenance program to extend asset life. • Organize and stock the maintenance shop while following OSHA safety standards. • Supervise, train, schedule, and evaluate maintenance staff performance. • Provide on‑call emergency support and ensure timely resolution of urgent issues. • Deliver high‑quality customer service and ensure consistent resident interactions.

What You Bring
The role requires regular on‑site attendance, the ability to perform physically demanding tasks, and reliable transportation for on‑call emergencies. Supervisors must be comfortable working overtime, weekends, and nights, and must adhere to OSHA and Fair Housing regulations. • Require High School Diploma or equivalent, EPA & CPO certifications; HVAC preferred. • Must possess basic computer skills and knowledge of Fair Housing and OSHA laws. • Physical ability to lift, move, and operate tools and equipment up to 100 lb, work in confined spaces, and handle adverse weather conditions. • Reliable transportation is mandatory for emergency on‑call duties.
