About the Role
The Mobile Operating Engineer ensures efficient operation and maintenance of mechanical, electrical, and plumbing equipment for assigned properties. Responsibilities include maintaining a clean and safe work environment, performing rounds, conducting routine assessments, and handling day-to-day preventative and corrective maintenance, as well as painting and light housekeeping. Key duties involve performing all plumbing, electrical, and HVAC work, maintaining heating and cooling equipment such as DX units, pumps, fan coil units, VAVs, and split systems, and adjusting controls to ensure comfortable environments. The engineer conducts preventive maintenance tasks—including filter changes, coil cleaning, lubricant application, and belt inspections—performs inspections of electric and IT rooms, backup generators, fire and sump pumps, and ensures fire and life safety compliance with NFPA and local codes. • Perform routine and preventive maintenance on HVAC, plumbing, and electrical systems. • Inspect, repair, and adjust heating/cooling equipment, pumps, fan coil units, VAVs, and related controls. • Respond promptly to emergencies, fire alarms, equipment failures, and customer concerns. • Document work activities and ensure compliance with codes, regulations, and company policies.

What You Bring
This mobile position supports locations throughout Southeast Florida. Candidates must hold a valid driver’s license, EPA Universal Certification, and possess strong HVAC knowledge. A high school diploma or GED is required, with apprenticeship or trade school training preferred, and at least three years of experience operating mechanical, electrical, and plumbing systems in a commercial property setting. Additional qualifications include appropriate trade licenses (Journeyman or Master Electrician, Refrigeration Certificate, Boiler or Steam Operator) and proficiency in basic computing tools like Outlook, Excel, and Word. The role may require being the sole maintenance staff on duty, working extended or on‑call shifts, and handling emergency situations without immediate relief. The position operates primarily in a professional office setting while requiring regular travel between properties in varying weather conditions. Physical demands involve stooping, standing, climbing, and regularly lifting a minimum of 50 lb of equipment, as well as the ability to read schematics, communicate clearly, and maintain visual acuity for detailed work. • Hold a valid driver’s license, EPA Universal Certification, and have 3+ years of commercial property experience. • Possess relevant trade licenses (Journeyman/Electrician, Refrigeration, Boiler) and basic Outlook/Excel skills. • Able to lift ≥50 lb, climb, stoop, and work in varied weather conditions.
