About the Role
The Community Manager reports to the Regional Manager and is accountable for the full‑cycle operation of a housing community, including personnel, leasing, maintenance, financial, administrative, and risk management functions. The role ensures compliance with Asset Living policies, safety standards, and fair‑housing regulations while driving resident satisfaction and operational excellence. • Attend daily on‑site to supervise staff and operations. • Screen, hire, train, coach, and develop on‑site personnel per company guidelines. • Create and manage weekly/daily schedules for office and maintenance teams. • Address performance issues, document, coordinate with supervisor/HR, and handle terminations. • Foster staff harmony and high‑quality performance through effective leadership. • Ensure staff compliance with company policies and procedures. • Maximize net operating income through cost control, revenue enhancements, and leasing improvements. • Develop annual operating budgets and financial forecasts. • Oversee timely rent collection, deposit reconciliation, and vendor invoice processing. • Prepare accurate property closeout and ownership financial reports. • Create and execute a yearly marketing plan and leasing strategies. • Resolve resident complaints, ensure satisfaction, and implement retention programs. • Show, lease, and move in prospective residents efficiently. • Produce accurate, timely administrative and leasing reports. • Lead the emergency response team and manage property emergencies per guidelines. • Monitor maintenance service requests, response times, and customer service quality. • Conduct regular property inspections to maintain appearance and timely repairs. • Manage property resources, obtain vendor bids, and control equipment/supply costs. • Supervise maintenance, construction, and rehabilitation activities to ensure quality and speed.

The position requires a high school diploma (college preferred), relevant housing‑industry experience, CAM or ARM certification preferred, basic computer skills, knowledge of Fair Housing and OSHA, and reliable transportation for on‑call emergencies.
