About the Role

The Project Manager II is responsible for the safety, direction, completion, and financial outcome of construction projects from initial budgeting through closeout. Safety is a core value, and the manager promotes safe work practices while collaborating with team members at all levels to establish operational priorities and ensure quality. The role requires maintaining positive and effective relationships with internal and external project team members and support departments. • Ensure customer satisfaction by exceeding client needs • Estimate, value engineer, and develop project budgets • Facilitate subcontractor bid process and track documentation • Negotiate subcontractor and material buyouts; develop subcontracts • Plan, schedule, and manage projects ranging from $5M‑$20M or multiple smaller jobs • Coordinate subcontractors, resolve conflicts, and uphold quality and safety on‑site • Monitor project costs, forecast expenses, and analyze profit exposure • Conduct project closeout activities • Present professionally to owners during bidding and meetings • Provide leadership through relationship building, motivation, and clear direction • Engage with clients and prospects to identify and pursue new business opportunities • Prepare and deliver client presentations and negotiate contracts • Build and sustain relationships with owners, architects, and developers • Participate in industry organizations to generate leads

What You Bring

• Communicate effectively in written and verbal forms and mentor junior staff • Hold a B.S. in Construction, Engineering, or related field (preferred) and 9+ years experience • Demonstrate strong communication, collaboration, self‑motivation, and attention to detail • Desired experience in warehouse, healthcare, mission‑critical, K‑12, or higher‑education construction
