About the Role
The Maintenance Supervisor oversees all maintenance operations for a community, ensuring timely service requests, preventative maintenance, safety compliance and high‑quality customer service while working closely with the Community Manager and supervising staff and vendors. The role requires regular on‑site presence, coordination of repairs, inventory management, hazard communication, and participation in on‑call emergency duties. Compensation includes $30–$35 per hour, a comprehensive benefits package, 401(k) matching and performance bonuses, with the expectation of reliable transportation for emergency response. • Coordinate and respond to resident and management service requests and work orders daily. • Perform inspections of grounds, buildings and common areas to identify and correct hazardous conditions. • Manage maintenance supplies inventory and adhere to budget guidelines set by the Community Manager. • Develop and maintain a preventative maintenance program to extend property life and reduce repairs. • Keep the maintenance shop organized, stocked and compliant with OSHA safety standards. • Maintain accurate records of service requests, EPA/OSHA compliance, preventative maintenance and work progress. • Supervise, train, schedule and evaluate maintenance staff, providing coaching and guidance. • Ensure high‑quality customer service, monitor response times and uphold community policies with residents. • Participate in unit inspections, on‑call emergency response and general upkeep of office, common areas and model units. • Meet physical demands of moving objects up to 100 lb, working in confined spaces, climbing ladders, and handling outdoor weather and hazardous chemicals.

What You Bring
• Hold a High School Diploma or equivalent; EPA and CPO certification required, HVAC knowledge preferred. • Demonstrate basic computer skills and knowledge of Fair Housing Laws and OSHA requirements. • Possess reliable transportation for on‑call emergency duties.
