About the Role

The Assistant Maintenance Supervisor assists in organizing, directing, and managing maintenance and preservation of a community of 450+ units. The Assistant Maintenance Supervisor supports the Service Manager by supervising maintenance staff, managing inventory, coordinating contractors, overseeing safety training, and ensuring resident work orders are resolved within 24 hours. Additional duties include appliance, carpentry, plumbing, and electrical repairs, preventive maintenance, emergency response, and maintaining a clean shop. • Supervise maintenance staff and lead skill development. • Manage inventory levels and approve purchases. • Coordinate contractors and evaluate supply pricing. • Track resident work orders in Yardi with a 24‑hour completion goal. • Perform appliance, carpet, A/C, electrical, carpentry, welding, painting, and plumbing repairs. • Respond to emergency calls via on‑call monitoring service. • Conduct apartment inspections and vacant unit walkthroughs. • Implement and oversee safety equipment training per SDS and OSHA standards. • Participate in preventive maintenance program and report issues promptly. • Provide courteous customer service to residents, prospects, vendors, and coworkers. • Work on‑call, overtime, weekends, holidays, and evenings as needed. • Maintain a clean and orderly maintenance shop.

What You Bring

Candidates must have at least three years of make‑ready and on‑site apartment maintenance experience, a high school diploma, a valid driver’s license, and reliable transportation. Desired skills include leadership, team‑building, strong English communication, bilingual Spanish, knowledge of building codes, A/C Certification II, and the ability to train and develop subordinates. • Minimum 3 years of make‑ready and on‑site apartment maintenance experience. • High school diploma (or equivalent). • Valid driver’s license and reliable transportation. • Leadership and team‑building abilities; capable of directing, motivating, training, and developing staff. • Strong written and oral English communication; Spanish bilingual a plus. • General knowledge of building codes, Freon recovery, electrical, plumbing, and pool systems. • A/C Certification II preferred.
