About the Role

The Maintenance Technician supports property maintenance under the supervision of the Maintenance Supervisor and Community Manager, handling corrective, preventive, routine, emergency and cosmetic tasks and contributing to make‑ready processes. • Attend daily onsite and respond promptly to resident and management work orders for common areas, buildings, and units. • Perform repairs, replacements, and preventive maintenance to sustain community assets and extend property lifespan. • Assist with scheduling, execution, and cleanup of turn‑events and make‑ready preparations. • Maintain swimming pool sanitation, perform chemical logging, and ensure pool equipment operates safely. • Conduct daily inspections of grounds, buildings, and amenities to identify and correct hazardous conditions. • Keep the maintenance shop organized, stocked, and compliant with OSHA and safety standards. • Support the hazard communications program and promote safe work practices among staff. • Record service requests, EPA/OSHA compliance, preventive‑maintenance activities, and make‑ready status accurately. • Provide excellent customer service by monitoring request turnaround, enforcing community policies, and representing the property positively. • Participate in on‑call emergency response and assist with general upkeep of offices, common areas, and model units.

What You Bring

• Hold a High School Diploma or equivalent. • Possess basic computer skills for on‑site software functions. • Understand Fair Housing Laws and OSHA requirements. • Ability to lift, move, and position objects over 100 lb, climb ladders, work in confined spaces, and perform manual tasks in varying weather conditions, including overtime and on‑call emergencies. • Have reliable transportation to respond to emergency on‑call duties.

Benefits
