About the Role

The Maintenance Supervisor is accountable for all maintenance operations, including service requests, preventative maintenance, personnel management, safety compliance, and customer service, working closely with the Community Manager to oversee staff and vendors. • Oversee all maintenance operations, including service requests, preventative maintenance, and vendor coordination. • Attend on‑site daily and schedule/respond to resident and management work orders. • Inspect grounds and buildings daily to identify and correct hazardous conditions. • Manage inventory of maintenance supplies within budget guidelines. • Implement and maintain a preventative maintenance program to extend property life. • Keep the maintenance shop organized, stocked, and compliant with OSHA safety standards. • Maintain hazard communication program and promote safe work practices. • Participate in unit inspections and on‑call emergency response. • Supervise, train, and schedule maintenance staff; provide daily performance checks and guidance. • Evaluate staff performance and deliver coaching, counseling, and training per Asset benchmarks. • Deliver excellent customer service, monitor request turnaround, and uphold community policies. • Ensure compliance with Fair Housing Laws, EPA, and OSHA regulations. • Meet physical demands of moving, lifting 100+ lb objects, working in confined spaces, and handling overtime/on‑call emergencies. • Maintain reliable transportation for emergency call‑outs.

What You Bring
