About the Role

The Maintenance Technician supports the property’s maintenance program, handling corrective, preventative, routine, emergency and cosmetic tasks, and assists with the make‑ready process under the supervision of the Maintenance Supervisor and Community Manager. • Attend the community daily and respond promptly to resident and management work orders. • Perform repairs and replacements in common areas and units. • Assist with scheduling and execution of maintenance‑related turn events. • Maintain exterior grounds, breezeways, and common areas. • Conduct swimming pool maintenance, cleaning, and accurate chemical logging. • Inspect grounds and facilities daily to identify and correct hazards. • Execute preventative maintenance to extend property lifespan. • Follow Asset Living policies and safety/OSHA standards. • Keep the maintenance shop organized, stocked, and compliant with safety guidelines. • Support hazard communication program and promote safe work practices. • Participate in unit inspections and monitor equipment/inventory. • Record service requests, EPA/OSHA compliance, preventative maintenance, and make‑ready status. • Perform general upkeep of office, common areas, and model unit. • Report violations of community rules to supervisors. • Be on‑call for community emergencies. • Use resources, equipment, and supplies efficiently. • Provide excellent customer service and monitor request turnaround. • Represent the community positively to meet property objectives. • Ensure consistent resident interactions and enforce community policies. • Adhere to Fair Housing Laws and OSHA requirements. • Maintain reliable transportation for on‑call emergencies.
