About the Role

The Renewals & Collections Manager, Level 5, is responsible for overseeing and standardizing key resident lifecycle processes across a multi-community portfolio. This role partners closely with Operations, Revenue, Marketing, and On-Site Leadership to drive lease renewals, reduce delinquency, ensure eviction compliance, and improve overall resident retention. The position serves as a centralized subject-matter expert, providing training, reporting, process improvements, and portfolio-level insights to support operational consistency and performance. • Monitor delinquency trends and balances across the portfolio, identifying communities or accounts requiring intervention. • Oversee renewal strategy execution across multiple communities, ensuring alignment with company retention goals and pricing strategies. • Oversee income recertification processes and documentation compliance where required. • Ensure resident documentation is properly completed, submitted, and stored within property management systems. • Provide guidance to on-site teams regarding policy interpretation, procedural updates, and compliance expectations. • Serve as a resource for new community leadership to ensure consistent adoption of portfolio standards. • Compile and distribute regular reports on retention, delinquency, eviction activity, and related KPIs. • Support process improvements to reduce delinquency exposure and improve collections outcomes. • Conduct trainings for community managers and regional leaders as needed. • Partner with Revenue and Marketing teams on renewal incentives, offers, and resident communication strategies. • Analyze data to identify trends, risks, and opportunities for operational improvement. • Serve as a point of coordination between on-site teams and leadership regarding eviction status and reporting. • Monitor renewal performance, identify trends, and proactively address risks impacting retention. • Partner with Operations, Accounting, Revenue, and Marketing teams to align strategy and execution. • Ensure adherence to delinquency timelines, late notice requirements, and eviction filing policies. • Provide executive-level summaries and insights to leadership to support decision-making. • Review and support renewal lease preparation, ensuring compliance with internal standards and regulatory requirements. • Act as a liaison between corporate leadership and on-site teams to support operational clarity and consistency. • Develop and maintain Standard Operating Procedures (SOPs), training guides, and reference materials for renewals, delinquency, and compliance processes.

What You Bring

• Bachelor’s degree preferred or equivalent industry experience. • 3+ years of experience in property management, resident operations, or multi-site housing operations. • Experience working with property management systems (e.g., Entrata or similar platforms). • Strong working knowledge of lease administration, renewals, delinquency, and eviction processes. • Advanced organizational, analytical, and communication skills. • Proven ability to manage multiple priorities across a large portfolio.
