About the Role

The Senior Lead of Operations oversees customer relations and facility management for an assigned facility, reporting directly to the ABM Vice President, and ensures contract satisfaction, service delivery, and financial performance meet or exceed scope and terms. Serving as the primary liaison with all customer departments, the role maintains continuous communication, provides regular status reports, and coordinates work priorities while adhering to corporate policies and regulatory requirements. Responsibilities include preparing and managing the annual facility budget, negotiating service contracts, overseeing purchasing, implementing quality standards, and managing staff through hiring, training, performance evaluations, and disciplinary actions. • Maintain optimal customer relations through continuous communication. • Provide high‑quality operations and maintenance for engineered equipment and building systems, including custodial services. • Act as primary liaison to all customer departments, ensuring prompt, effective service and resolving inter‑departmental concerns. • Deliver monthly written status reports to the customer and ABM management; present performance updates as needed. • Prepare, recommend, and administer the annual facility budget; report exceptions and adjust budgets accordingly. • Ensure compliance with customer and ABM corporate policies and communicate requirements to subordinates. • Meet all federal, state, and local regulatory requirements (DER, OSHA, FLSA, EEO, ADA, etc.). • Schedule and coordinate overall work priorities, balancing reactive and preventive maintenance. • Determine in‑house versus subcontracted work, consulting corporate or external technical resources for major changes. • Monitor maintenance backlogs, adjust priorities/resources, and document deferred maintenance. • Utilize CMMS or customer work‑order system to its maximum capability. • Develop and approve facility quality standards; review completed work for compliance. • Negotiate major service contracts (e.g., snow removal, window washing, janitorial, landscaping) and approve smaller contracts. • Develop and negotiate minor construction projects as assigned. • Manage purchasing program, approve major purchases, and audit subordinate purchasing activities. • Design and implement administrative systems where standard solutions are lacking. • Ensure staff receive adequate technical, administrative, and other training; participate in direct training. • Manage staff per ABM employee‑relations policies: hiring, termination, salary recommendations, performance appraisals, counseling, and discipline. • Direct management of an integrated facilities model encompassing maintenance and custodial services.

What You Bring

The position requires extensive experience in integrated facilities operations, leadership of multi‑site teams, and a strong customer‑service orientation. • Bachelor’s degree in mechanical engineering or comparable experience. • Certified Facility Manager (CFM) or Real Property Administrator certification (desired). • Extensive experience managing a department across multiple buildings/sites with full budget responsibility. • Working knowledge of at least two of: mechanical, electrical, general building maintenance, or building construction (or demonstrated aptitude). • Strong verbal and written communication skills with a demonstrated customer‑service orientation. • Willingness to work non‑standard days and hours as needed.

Benefits
