About the Role

As a Property Manager based on‑site in downtown Denver, you will lead a team and deliver exceptional customer service while overseeing a portfolio of three buildings totaling approximately 300,000 square feet. This role encompasses full responsibility for client and tenant satisfaction, budget preparation, financial reporting, tenant improvements, capital projects, and staff development. Key responsibilities include regular communication with the General Manager and regional leadership on operational issues, preparing annual budgets and detailed financial reports, inspecting properties, coordinating maintenance and enhancement projects, managing construction and renovation efforts, overseeing lease administration, and handling tenant relations and service requests. You will also manage on‑site bookkeeping, collections, tenant billing adjustments, and service contract negotiations while ensuring compliance with JLL guidelines and client requirements. • Communicate operating issues and tenant concerns to the General Manager and regional leadership. • Assist in preparing the annual budget, explanatory notes, and regular financial reports. • Review financial statements, occupancy rates, and lease expirations to forecast budget needs. • Inspect properties and equipment, recommending and coordinating value‑enhancing projects. • Manage construction projects, including tenant improvements, restroom renovations, and major repairs. • Obtain and evaluate contractor bids, ensuring compliance with JLL guidelines. • Support the brokerage team in reviewing lease proposals and administering lease abstracts. • Serve as the primary contact for tenant service requests and conduct regular tenant meetings. • Oversee on‑site bookkeeping, collections, and coordinate with client accounting services. • Prepare tenant billing adjustments, including CPI increases, CAM reconciliations, and special charges. • Negotiate, award, and manage service contracts with vendors and contractors. • Lead property team communication, providing support and information to staff.

What You Bring

Candidates must hold an associate or bachelor’s degree—preferably in finance or accounting—with at least three years of commercial real‑estate or property‑management experience. A real‑estate license is required within six months of hire, and LEED AP or GA accreditation is preferred. Essential skills include strong written and verbal communication, financial analysis, mathematical proficiency, problem‑solving, and strategic thinking.
