About the Role

The Assistant Community Manager supports the Community Manager by overseeing daily operations, financial functions and risk management of a housing community. In the manager’s absence, the assistant leads personnel, leasing, maintenance and administrative tasks while ensuring compliance with company policies, safety standards and fair‑housing regulations. • Post payments and income from all residents accurately and timely. • Process and reconcile daily accounts receivable. • Monitor bad debt, issue late notices, contact residents/guarantors, and coordinate evictions. • Help achieve budgeted revenue, expenses, and net operating income. • Post resident charges, including utility bill‑backs, and handle month‑end closing and reporting. • Audit resident files, walk units, and post move‑out charges and security‑deposit refunds. • Maintain regular onsite attendance and supervise staff. • Screen, hire, train, coach and develop onsite personnel per company guidelines. • Provide ongoing training, counseling and performance guidance to ensure compliance. • Foster a harmonious work environment and enforce company policies consistently. • Ensure leasing staff follow effective techniques, close deals, and keep accurate documentation. • Execute marketing strategies from the annual plan. • Address resident complaints, concerns and requests to maintain satisfaction. • Develop and run resident‑retention programs such as events, promotions and newsletters. • Show, lease and move in prospective residents efficiently. • Deliver excellent customer service and monitor maintenance request response times. • Conduct regular property inspections to keep appearance and repairs up‑to‑date. • Assist in supervising all business functions related to operations. • Manage property resources, equipment and supplies economically by obtaining vendor bids.

What You Bring

The role requires the ability to stand or sit for long periods, lift up to 25 lb, navigate ladders and confined spaces, and be available for overtime, weekends or emergencies as needed. • High school diploma or equivalent required; bachelor’s degree or two years housing‑industry experience preferred. • Proficiency with onsite software and basic computer skills. • Basic knowledge of Fair Housing laws and OSHA requirements. • Ability to stand, sit, walk, lift up to 25 lb, use ladders and work in confined or outdoor environments. • Availability for overtime, weekends, night emergencies, and operation of machinery or vehicles as needed.
