About the Role
The Maintenance Supervisor leads all maintenance operations for a community, partnering with the Community Manager to oversee staff, vendors, safety compliance, preventative maintenance, and resident service requests. • Coordinate and respond to resident and management work orders daily. • Inspect grounds, buildings, and community features to identify and correct hazards. • Manage maintenance supplies inventory while adhering to budget guidelines. • Maintain a preventative maintenance program and ensure OSHA‑compliant shop conditions. • Keep accurate records of service requests, EPA/OSHA compliance, and work progress. • Supervise, train, schedule, and evaluate maintenance staff performance. • Provide ongoing training, coaching, and guidance to meet Asset training benchmarks. • Deliver excellent customer service and monitor request turnaround times. • Enforce community policies and project a favorable image of the property. • Participate in on‑call emergency response and unit inspections as needed. • Meet physical demands including moving 100 lb+ objects, working in confined spaces, and performing overtime/weekend/on‑call shifts. • Maintain reliable transportation to respond to emergency calls.
