About the Role
The Lead Operating Engineer ensures efficient operation and maintenance of mechanical, electrical, and plumbing systems for the assigned facility, maximizing system life and reliability; the role may be the sole on‑site engineer and can include supervision of maintenance staff. Daily duties include conducting operations and preventive maintenance, coordinating with contractors, managing inventory, responding to emergencies, complying with codes and safety standards, and reporting building performance to management. • Conduct daily operations and maintenance of mechanical, electrical, and plumbing systems • Supervise and assign maintenance staff and monitor projects • Perform preventive maintenance tasks such as filter changes, motor lubrication, lamp replacement, and equipment inspections • Recommend improvements to the preventive maintenance program • Develop and maintain building‑specific maintenance procedures • Coordinate maintenance work with external contractors and technicians • Manage stock and inventory control • Respond immediately to emergencies and customer concerns • Ensure compliance with codes, regulations, and company safety directives • Compile and submit monthly reports on building operations to management • Follow C&W uniform dress code and maintain a neat appearance on‑site • Maintain a valid EPA Section 608 universal certification for refrigerants • Frequently crouch, reach, and bend to install or move equipment • Move between departments, floors, and properties as required

What You Bring
The position requires a high school diploma or GED, preferably an apprenticeship or trade school training, at least five years of commercial‑property mechanical/electrical/plumbing experience, and appropriate trade licenses, certifications, a valid driver’s license, and basic computer proficiency. Physical demands involve lifting up to 50 lb, climbing, stooping, and reading schematics, while the work environment includes office tasks, travel between properties, and potential shift or on‑call responsibilities. • Complete required C&W safety training annually • Demonstrate strong oral and written communication skills • Apply organization, technical proficiency, decision‑making, and problem‑solving abilities • Hold a High School Diploma or GED; apprenticeship or trade school preferred • Possess appropriate trade licenses (e.g., Journeyman, Master Electrician, Operator, Steam Engineer) • Hold a valid driver’s license with a good driving record • Use basic computing skills in Outlook, Excel, and Word • Experience with HVAC, boilers, heaters, pumps, refrigerant systems, compressors, and water systems • Knowledge of energy management systems and techniques • Thorough knowledge of building systems operation, maintenance, and repair • Ability to stoop, stand, climb, and lift at least 50 lb safely • Speak clearly for effective communication • Read and understand oral and written information • Use vision to read printed material, drawings, and schematics
