About the Role
The Property Manager will supervise daily operations of the apartment community, overseeing administration, leasing, maintenance, and associate performance to maximize net operating income while preserving property appearance and service standards. Key responsibilities include managing lease processes, collecting rent, conducting move‑in/out inspections, coordinating maintenance and capital projects, preparing budgets and variance reports, reviewing vendor contracts, and ensuring compliance with housing quality standards and fair‑housing regulations. • Supervise and evaluate property associate performance and conduct performance reviews. • Oversee day‑to‑day administration, leasing, and occupancy activities. • Manage rent collection, process applications, and enforce lease agreements. • Conduct move‑in, move‑out, and interim unit inspections and handle related documentation. • Coordinate maintenance requests, preventive programs, and capital improvement projects with engineering. • Prepare and monitor annual operating budgets, monthly variance reports, and purchase orders. • Review, negotiate, and recommend vendor contracts to the Regional Manager. • Ensure compliance with fair‑housing laws, housing quality standards, and company policies. • Develop and implement marketing plans, advertising, and promotional initiatives. • Respond to emergencies and liaise with regional managers or external agencies as needed. • Train new and existing associates on property‑management software and procedures. • Utilize Yardi or comparable PC‑based systems for accounting, leasing, and time‑keeping.

What You Bring
Candidates must hold a high school diploma or GED (associate or bachelor’s degree preferred), have 3–4 years of supervisory property‑management experience, and possess certifications such as ARM or CPM. Required skills include knowledge of fair‑housing laws, Microsoft Office, and strong leadership abilities; familiarity with Yardi, affordable‑housing programs, and landlord‑tenant law is a plus.

Benefits
