About the Role
Step Into Leadership – Hiring Assistant Service Manager to Help Drive Service Excellence. Morgan Properties is seeking an Assistant Maintenance Manager with a “Whatever It Takes” approach to ensure community physical aspects meet company standards and applicable laws. In this full‑time role, the Assistant Maintenance Manager will lead and mentor a maintenance team, oversee inventory, schedule preventive and on‑call work, and regularly inspect community buildings, including vacant units, while supporting the Service Manager with assigned tasks. • Manage, develop, and mentor the maintenance team in diagnosing problems and making repairs. • Provide expert troubleshooting for HVAC, electrical, plumbing, pool, carpentry, drywall, exterior structures, and appliance repair. • Establish and maintain a 24‑hour on‑call schedule, remaining personally available for emergencies. • Manage inventory of all maintenance materials. • Create on‑call, preventive maintenance, make‑ready, and work order schedules for the team. • Regularly inspect community buildings and vacant units. • Complete tasks assigned by the Service Manager.

What You Bring
Candidates must hold a valid driver’s license, have a personal vehicle, live within a 30‑minute commute, and possess relevant certification or experience; the overall package may vary based on location, skills and experience. • Active, valid driver’s license and personal vehicle. • Live within 30‑minute commute of properties. • HVAC/EPA/CFC certification preferred. • One‑year certificate, 2‑4 years related experience, or equivalent education/experience.
