About the Role

The Operating Engineer is responsible for the efficient operation and maintenance of mechanical, electrical, and plumbing systems across assigned properties. This includes maintaining a clean, safe environment, conducting routine assessments, and performing both preventive and corrective maintenance. The role requires regular building rounds, monitoring energy management, and responding promptly to emergencies such as fires, equipment failures, or evacuations. The Engineer documents activities, adheres to all codes and company policies, and ensures safety training and dress code compliance. • Perform plumbing, electrical, and HVAC tasks for assigned buildings. • Maintain heating equipment, chillers, DX units, pumps, cooling towers, fan coil units, VAV, and air distribution systems. • Monitor and adjust mechanical/pneumatic equipment, steam stations, valves, thermostats, and diffusers to ensure building comfort. • Verify field conditions and execute necessary repairs or adjustments. • Oversee energy management systems. • Repair doors, ceilings, hand railings, floors, and other general building components. • Service plumbing fixtures such as water closets, urinals, flush valves, and lavatories. • Conduct preventive maintenance per C&W standards, including filter changes, coil cleaning, condenser flushing, bearing lubrication, belt inspection, and chemical treatment of water systems. • Inspect engine rooms, fan rooms, cooling towers, motors, pumps, generators, fire and sump pumps, and replace lighting or signage as needed. • Ensure emergency exit signs and lights function properly and maintain clear egress routes; perform fire and life safety inspections per NFPA and local codes. • Document daily activities and report to supervisor. • Respond immediately to emergencies and customer concerns. • Follow all applicable codes, regulations, and company directives while practicing safe work habits. • Adhere to C&W uniform dress code and maintain a neat appearance. • Frequently crouch, reach, and bend to install or move equipment. • Move between departments, floors, and properties as required.

What You Bring

The position demands technical proficiency, initiative, flexibility, multitasking ability, and a sense of urgency. Candidates must have a high school diploma or GED, preferably completed an apprenticeship or trade program, and at least five years of experience operating mechanical, electrical, and plumbing systems in a commercial setting. Required licenses may include journeyman or master electrician, refrigeration, high‑pressure boiler or steam operator, and a valid driver’s license. Strong computer skills in Outlook, Excel, and Word, as well as knowledge of HVAC, boilers, pumps, and energy management systems, are essential. • Complete required C&W safety training annually. • Demonstrate technical proficiency. • Multitask effectively. • Possess a high school diploma or GED; apprenticeship or trade school graduation preferred. • Minimum 5 years operating mechanical, electrical, and plumbing systems in commercial properties. • Hold required trade licenses (e.g., Journeyman/Master Electrician, Refrigeration Certificate, High‑Pressure Boiler or Steam Operator) as applicable. • May need Universal Technician certification for CFCs. • Maintain a valid driver’s license with a good driving record. • Proficient in Outlook, Excel, and Word. • Experienced in operation, maintenance, and repair of HVAC, boilers, heaters, pumps, refrigerant systems, compressors, and water systems. • Knowledgeable in energy management techniques and systems. • Thorough understanding of building systems operations, maintenance, and repair. • Available for shift work, on‑call duties, and extended periods without relief during emergencies. • Able to stoop, stand, climb and lift at least 50 lb equipment safely. • Communicate clearly and comprehend oral and written information. • Read drawings, schematics, and printed materials.
