About the Role
The Maintenance Technician supports property maintenance processes—including corrective, preventative, routine, emergency, and cosmetic work—and assists with the make‑ready process under the supervision of the Maintenance Supervisor and Community Manager. • Attend daily on‑site and respond promptly to resident and management work orders for common areas, buildings, and units. • Perform corrective, preventive, routine, emergency, and cosmetic maintenance, including swimming‑pool care and chemical log maintenance. • Execute make‑ready and turn‑event tasks to ready units and common areas for occupancy. • Conduct daily inspections of grounds, buildings, and community features to identify and correct hazardous conditions. • Maintain the preventative‑maintenance program to extend asset life and minimize future repairs. • Keep the maintenance shop organized, stocked, and compliant with OSHA and Asset Living policies. • Assist the Maintenance Supervisor with hazard‑communication, inventory monitoring, and safety‑practice training. • Record service requests, EPA/OSHA compliance, preventative‑maintenance activities, and make‑ready status accurately. • Perform general upkeep and cleaning of office, common areas, and model units. • Participate in on‑call emergency response and report any rule violations to management. • Provide excellent customer service, monitor request turnaround, and enforce community policies consistently. • Uphold Fair Housing Laws and safety standards while operating tools, machinery, and vehicles.

What You Bring
• Possess reliable transportation for emergency on‑call duties. • High school diploma or equivalent; basic computer skills; knowledge of Fair Housing Laws and OSHA requirements. • Physically able to climb ladders, lift 100+ lb objects, work in confined spaces, handle outdoor weather conditions, and be available for overtime, weekends, and night on‑call emergencies.
