About the Role

The Maintenance Supervisor is accountable for all maintenance operations at a community, including service requests, preventative maintenance, safety compliance, vendor coordination and resident satisfaction, working closely with the Community Manager. Core duties include daily onsite attendance, coordinating and responding to work orders, inspecting common areas and units for hazards, managing inventory and budgets, maintaining a well‑stocked shop, and overseeing the preventative maintenance program. The supervisor also supervises, trains and schedules maintenance staff, monitors daily work progress, provides coaching, contributes to performance evaluations, and promotes a harmonious, high‑performing team environment. Customer‑focused responsibilities involve ensuring prompt service request turnaround, projecting a positive community image, consistently handling resident interactions, and enforcing community policies delegated by the supervisor. • Oversee daily maintenance operations, service requests, preventative maintenance, and safety compliance. • Coordinate and schedule resident and management work orders, ensuring timely repairs. • Manage inventory of maintenance supplies within budget and maintain an organized shop. • Implement and monitor a preventative maintenance program to extend property lifespan. • Conduct regular inspections of grounds, buildings, and units to identify hazards. • Supervise, train, and schedule maintenance staff, providing on‑the‑job coaching. • Evaluate staff performance and promote a collaborative work environment. • Deliver excellent customer service by monitoring response times to service requests. • Enforce community policies and maintain a positive resident image. • Ensure compliance with EPA, OSHA, and Fair Housing regulations.

What You Bring

Candidates must have a high school diploma or equivalent, EPA and CPO certifications (HVAC preferred), basic computer skills, and knowledge of Fair Housing and OSHA regulations. The role requires regular physical activity, ability to lift and move items over 100 lb, work in confined spaces, operate power tools and vehicles, and be available for overtime, weekends and on‑call emergencies; reliable transportation is required. • Hold EPA & CPO certification (HVAC preferred) and possess basic computer skills. • Ability to work overtime, weekends, and be on‑call for emergencies. • Reliable transportation required for on‑call duties.
