About the Role

The Assistant Community Manager supports the Community Manager by overseeing daily operations, financial functions, leasing, maintenance, staff supervision and risk management, ensuring compliance with policies, safety and fair‑housing guidelines. • Post all resident payments and income accurately and promptly. • Process and reconcile daily accounts receivable. • Monitor bad debt, issue late notices, contact residents/guarantors, and coordinate evictions. • Ensure budgeted revenue, expense, and NOI targets are met. • Post resident charges, utility bill‑backs, and complete month‑end closing and reporting. • Conduct unit walk‑throughs, apply move‑out charges, and issue security‑deposit refunds. • Attend onsite daily and use company guidelines to screen, hire, train, coach, and develop staff. • Provide ongoing training, counseling and performance monitoring to maintain staff effectiveness. • Promote teamwork, uphold company policies, and lead by example. • Supervise leasing staff to ensure lease closures, accurate documentation and timely reporting. • Execute marketing strategies per the annual plan. • Address resident complaints and requests to maintain satisfaction. • Develop and run resident‑retention programs such as events, promotions and newsletters. • Show, lease and move‑in prospective residents efficiently. • Deliver excellent customer service and monitor maintenance request response times. • Conduct regular property inspections to ensure appearance and timely repairs. • Oversee business functions related to operations and manage resources, vendor bids and supplies economically. • Stand, sit, walk, lift up to 25 lb, climb ladders, operate equipment and vehicles, and work overtime, weekends or nights as needed.

What You Bring

• High school diploma required; bachelor’s degree or two years housing industry experience preferred. • Proficient with onsite software and basic computer skills. • Knowledge of Fair Housing Laws and OSHA requirements.
