About the Role
The Assistant Community Manager (ACM) oversees daily operations and financial functions of a housing community under the Community Manager’s supervision. The ACM is key to rent delinquency and collection, optimizing cash flow and the property’s financial position. In the CM’s absence, the ACM manages personnel, leasing, maintenance, finance, administration and risk management, ensuring compliance with policies, safety and fair‑housing guidelines. The ACM posts all payments and income from applicants and residents accurately and timely, processes daily accounts receivable, and reconciles them. They monitor bad debt, issue late notices, contact residents and guarantors, and handle evictions. Responsibilities also include meeting budgeted revenue and expenses, posting utility bill‑backs, completing month‑end closing procedures, maintaining organized records, and handling move‑out charges, statements and security‑deposit refunds. Regular onsite attendance is required. The ACM screens, hires, trains, coaches and develops staff using company directives, provides ongoing training and counseling, and ensures compliance with Asset’s benchmarks. They promote teamwork, maintain policy consistency and lead staff to quality performance. The ACM ensures leasing techniques close deals, maintains accurate lease documentation and reporting, and implements marketing strategies per the annual plan. They address resident complaints, develop retention programs such as events and newsletters, and show, lease and move in prospective residents. The ACM oversees customer service, monitors maintenance request turnaround, and ensures property appearance through regular inspections. They assist in supervising business operations, plan resource usage economically by obtaining vendor bids, and manage supplies. • Post and reconcile resident payments and accounts receivable. • Monitor delinquent accounts, issue notices, and manage evictions. • Complete month‑end closing and financial reporting. • Maintain organized resident records and handle move‑out charges. • Recruit, train, coach, and supervise onsite staff. • Ensure staff compliance with company policies and performance standards. • Execute leasing strategies, document leases, and track reporting. • Implement marketing plans and resident retention programs. • Respond to resident complaints and coordinate resolutions. • Oversee customer service and maintenance request turnaround. • Conduct regular property inspections and ensure timely repairs. • Manage vendor relationships, obtain bids, and control operating costs.

What You Bring
A high school diploma or equivalent is required; a bachelor’s degree or two years of housing‑industry experience is preferred. Candidates should be able to use onsite software, possess basic computer skills, and have knowledge of Fair Housing Laws and OSHA requirements. The role involves prolonged standing or sitting, frequent movement throughout the property, and occasional climbing ladders or stairs. Employees must lift or move objects up to 25 lb, operate machinery or vehicles, work overtime, weekends or nights for emergencies, and tolerate various environmental conditions including extreme temperatures and exposure to hazardous chemicals. • High school diploma required; bachelor’s degree or housing experience preferred. • Proficient in onsite software and basic computer applications. • Knowledge of Fair Housing and OSHA regulations. • Ability to lift/move up to 25 lb, climb ladders, and work varied hours.
