Sr. Maintenance Technician

About the Role

The Sr. Maintenance Technician is responsible for ensuring efficient operation and maintenance of mechanical, electrical, and plumbing systems at an assigned commercial facility. Often acting as the sole engineer on‑site, this role may also supervise maintenance staff depending on the building’s size and complexity. Daily duties include operating and maintaining building systems, performing preventive maintenance such as filter changes and bearing replacements, and responding instantly to emergencies like fires or equipment failures. The technician also coordinates work with external contractors, manages inventory, and compiles monthly operation reports for management. • Perform daily operation and maintenance of mechanical, electrical, and plumbing systems • Supervise and assign tasks to maintenance staff when applicable • Execute preventive maintenance tasks such as filter changes, lubrication, and bearing replacement • Identify and recommend enhancements to the preventive maintenance program • Develop and follow building‑specific maintenance procedures • Coordinate maintenance activities with external contractors and technicians • Manage inventory and stock of spare parts and supplies • Respond immediately to emergencies including fire, equipment failure, or evacuation • Compile and submit monthly building operation reports to management • Maintain appropriate trade licenses (e.g., Journeyman, Master Electrician) and EPA 608 certification

What You Bring

Key competencies required are strong oral and written communication, solid organizational abilities, technical proficiency, decisive decision‑making, and effective problem‑solving and analysis skills. Candidates must have a high school diploma or GED, with a trade school or apprenticeship preferred, and at least five years of related experience in commercial property maintenance. Appropriate trade licenses (e.g., Journeyman or Master Electrician) and an EPA Section 608 certification for refrigerants are required, along with a valid driver’s license. Additional qualifications include basic computing skills in Outlook, Excel, and Word, and hands‑on knowledge of HVAC, boilers, pumps, refrigerant systems, and energy‑management techniques. The role may involve shift work, on‑call duties, and extended periods without relief during priority emergencies. The position operates in a professional office setting but requires regular travel between properties and the ability to lift ≥ 50 lb, climb, stoop, and work in varied weather conditions. Clear verbal communication and the ability to read schematics and technical documents are essential. • Complete required C&W safety training and adhere to uniform dress code • Hold a valid driver’s license with a good driving record • Demonstrate basic computer proficiency in Outlook, Excel, and Word • Possess hands‑on experience with HVAC, boilers, pumps, refrigerant systems, and energy‑management systems • Lift ≥ 50 lb, climb, stoop, and work in varying weather conditions as needed
