About the Role

The Maintenance Technician executes maintenance requests by diagnosing problems and performing repairs to keep the community’s physical condition optimal and to complete service requests promptly. • Diagnose and repair HVAC, electrical, plumbing, appliances, carpentry, emergency systems, flooring, hardware, masonry, painting, water features, and waste management systems. • Complete assigned service requests and repairs according to company standards in a timely manner. • Ensure vacant apartments are rent‑ready promptly and perform turnkey work as needed. • Conduct apartment preventative maintenance. • Assist with interior and exterior painting. • Maintain an incident‑ and injury‑free safety culture by following AvalonBay safety policies and reporting hazards. • Perform hot works, including brazing, soldering, and welding, per AvalonBay standards. • Participate in an on‑call schedule rotation each month. • Provide customer service through effective communication with associates and residents. • Identify, handle, and apply cleaning chemicals safely, following Hazard Communication SDS guidelines.

Strong communication skills, the ability to follow policies and safety procedures, and knowledge of PPE, chemical handling, and emergency systems are required. • 2‑3 years of maintenance experience with HVAC, plumbing, electrical, and general repairs. • Hold a valid driver’s license. • Read and understand policies such as Key Control, Apartment Home Turnover, and Maintenance Emergency procedures. • Use personal protective equipment correctly. • Understand basic emergency system shutoffs, locations, and operation sequences. • Demonstrate knowledge of paint types and tools.
