About the Role
The role involves civil snagging of apartments and common areas, preparing checklists, conducting regular site inspections, and reviewing subordinate staff work. You will submit daily snagging reports, manage budgeting controls, monitor SLA’s and KPI’s for Brightstone and outsourced agencies, and ensure service level agreements remain excellent. Additional duties include vendor quotation and invoice oversight, cost‑sheet sign‑offs, monthly vendor meetings, handling major complaints, and ensuring work permits and safe practices are in place. You will assist property and technical managers with risk assessments, root‑cause analysis, and the creation of corrective, preventive and emergency response plans, while participating in evacuation drills and the ERT/QRT team. Maintaining engineering reports such as DMR and MMR and coordinating with regional, head‑office and training teams are also required, under the slogan “No Safety No Work.” • Perform civil snagging of apartments and common areas, preparing checklists. • Conduct regular site inspections to identify risks and defects. • Review subordinate staff work and provide guidance. • Submit daily snagging reports to manager. • Implement budgeting controls and monitor SLA/KPI performance for Brightstone and outsourced agencies. • Maintain service level agreements and keep performance scores above excellence. • Ensure timely renewal of agreements, invoice submission, and payment follow‑up. • Oversee vendor quotations, invoices, and obtain proper sign‑offs for cost sheets. • Submit client‑approved cost sheets to Brightstone office and track invoicing. • Schedule and lead monthly vendor meetings to address issues and corrective actions. • Attend major complaints, escalate to senior staff, and coordinate with technical teams. • Verify work permits are in place and enforce safe working procedures. • Assist property/technical managers in risk assessments and root‑cause analysis of system failures. • Develop corrective, preventive, and emergency response action plans. • Participate in evacuation drills and serve on ERT/QRT teams. • Maintain engineering reports such as Daily Maintenance Reports (DMR) and Monthly Maintenance Reports (MMR). • Collaborate with regional, head‑office, SME and training teams to close required reports. • Promote the “No Safety No Work” safety culture.
