About the Role

The General Repair Technician III – Static operates facility mechanical and supporting systems, performs structured inspections, and conducts preventive and corrective maintenance while ensuring compliance with environmental, health, safety, and fire protection requirements. The technician troubleshoots mechanical and electrical equipment, provides observations and improvement suggestions, and follows established processes and regulations to maintain asset integrity and meet uptime objectives through regular inspections and maintenance. They respond to routine and on‑demand service requests, operate mechanical systems, manage the work‑order lifecycle in the maintenance database, and assist in implementing the preventative‑maintenance program, recording and escalating deficiencies as needed. The role also focuses on enhancing tenant satisfaction, participating in facility projects, adhering to corporate and legislative policies, maintaining tools, and submitting expenditures in a timely manner while fulfilling other assigned duties. • Conduct structured inspections and preventive/corrective maintenance on mechanical and supporting systems. • Identify and report equipment deficiencies, recommending enhancements. • Adhere to environmental, health, safety, and fire protection regulations in all work. • Respond promptly to routine and on‑demand service requests to maintain facility uptime. • Perform facility walkthroughs to monitor mechanical, electrical, and other equipment. • Manage work orders from dispatch through completion, documenting resolutions in the maintenance system. • Support the implementation and continuous improvement of the preventative‑maintenance program. • Deliver professional service to enhance tenant and customer satisfaction. • Participate in facility‑related projects while ensuring compliance with corporate and legislative policies. • Maintain and repair assigned tools, arranging replacements as necessary. • Submit all expenditures promptly and handle additional assigned duties. • Communicate effectively and mentor lower‑level technicians.

What You Bring

Required knowledge and skills include a high school diploma plus trade certification, at least three years of HVAC, pneumatic or hydraulic maintenance experience, a strong EHS mindset, client‑service orientation, familiarity with Building Automation Systems and HVAC, effective communication and mentoring abilities, and the ability to work shifts, on‑call, and emergency call‑outs while wearing required PPE and obtaining security clearance. • Hold a high school diploma, trade certification, and at least three years of HVAC/pneumatic/hydraulic maintenance experience. • Possess knowledge of Building Automation Systems (BAS) and HVAC systems. • Work shifts, on‑call, and emergency call‑outs while wearing required PPE. • Obtain appropriate security clearance and required certification, such as Building Operator Certification.
