About the Role

The Director, Revenue will shape and execute the strategy for sales and leasing performance, covering pricing, incentives, conversion metrics, occupancy forecasting, and revenue targets, while partnering on strategic projects across the organization. Reporting to the Executive Vice President of Property Operations & Experience, the Director will lead a Manager(s), Revenue and collaborate closely with regional managers, asset teams, marketing, and technology groups to align goals and drive results. • Develop and implement comprehensive leasing, pricing, and renewal strategies to maximize occupancy and revenue. • Monitor leasing velocity, pre‑leasing performance, market trends, and economic occupancy forecasts. • Analyze performance data, identify gaps, and execute corrective action plans with regional and community leaders. • Create short‑ and long‑term revenue forecasts, including scenario modeling and sensitivity analysis. • Partner with Regional Managers and Asset Management teams to ensure transparent communication and alignment on goals. • Collaborate with Marketing to design and launch innovative leasing and renewal campaigns, including digital outreach. • Work with Technology/Mission Control to improve reporting tools, dashboards, and systems for leasing performance. • Assess community performance metrics to determine training needs and skill gaps within leasing teams. • Design and deliver training programs on sales effectiveness, lead management, pipeline conversion, and CRM utilization. • Champion Core Spaces policies, procedures, and cultural values across all markets. • Coach on‑site and regional teams to enhance operational consistency and revenue performance. • Manage relationships with external partners such as rewards platforms, overseeing contracts and performance evaluation. • Identify and evaluate new technologies or tools that support leasing optimization and customer experience.

What You Bring

• Hold a Bachelor’s degree in Business, Real Estate, Marketing, Finance, or a related field. • Demonstrate strong written, verbal, and interpersonal communication skills for influencing stakeholders at all levels. • Exhibit solid organizational, analytical, and strategic problem‑solving capabilities. • Proficient in Microsoft Office and property management or CRM platforms such as Entrata. • Experience in student housing, multifamily, or related real estate asset classes is preferred. • Proven ability to lead in fast‑paced, metrics‑driven environments with high accountability. • Expertise in pricing strategy, revenue forecasting, and performance analytics. • Experience designing and delivering training programs for leasing or sales teams. • Show strong initiative, ownership mentality, and clear, transparent communication style.
