About the Role

The Maintenance Technician supports the property’s maintenance program by handling corrective, preventive, routine, emergency, and cosmetic repairs, as well as the make‑ready process, under the supervision of the Maintenance Supervisor and Community Manager. • Attend the site daily and respond promptly to resident and management work orders for common areas, buildings, and units. • Perform corrective, preventive, routine, emergency, and cosmetic repairs, including swimming‑pool maintenance and chemical logging. • Conduct daily inspections of grounds, buildings, and community features to identify and correct safety hazards. • Assist with scheduling, executing, and documenting turn‑over (make‑ready) events and unit inspections. • Maintain an organized, stocked maintenance shop while complying with OSHA and Asset Living policies. • Support the hazard‑communication program and promote safe work practices. • Keep accurate records of service requests, preventative‑maintenance activities, EPA/OSHA compliance, and inventory levels. • Provide excellent customer service, monitor request turnaround times, and enforce community policies. • Participate in on‑call emergency response and after‑hours duties as required. • Meet physical demands such as climbing ladders, lifting 100 lb objects, working in confined spaces, and handling outdoor weather conditions.
