About the Role
The Maintenance Supervisor oversees all maintenance operations, coordinates work orders, ensures compliance with safety and EPA/OSHA standards, and collaborates with the Community Manager to maintain the property and its vendors. • Schedule and respond to resident and management work orders daily. • Perform repairs and replacements in common areas and units, and conduct daily inspections to identify hazards. • Manage maintenance inventory, order supplies within budget, and maintain a stocked, OSHA‑compliant shop. • Run a preventative maintenance program to extend property life and reduce future repairs. • Keep accurate records of service requests, EPA/OSHA compliance, preventive maintenance, and unit make‑ready status. • Provide on‑call emergency coverage and oversee vendor and contractor bids and performance. • Supervise, train and schedule maintenance staff, monitor daily progress, and deliver performance feedback. • Ensure staff receive ongoing training, coaching and adherence to Asset Living benchmarks. • Deliver excellent customer service by monitoring request turnaround and maintaining consistent resident interactions. • Enforce community policies and represent the property positively.

What You Bring
The role requires reliable transportation for on‑call emergencies and may involve overtime, weekend and night work. • High School Diploma or equivalent; EPA and CPO certifications required; HVAC certification desired. • Basic computer skills and knowledge of Fair Housing Laws and OSHA requirements. • Ability to lift and move objects over 100 lb, work in confined spaces, on stairs, ladders, and overhead positions. • Must be able to work overtime, weekends and night hours for on‑call emergencies; reliable transportation required.
