About the Role
The role is Shift Engineer/Technical Executive for the Property and Asset Management business in Mumbai. You will ensure that all technical services remain operational during your shift, take charge of the building’s technical assets, manage the engineering team and support the Property Manager or Assistant Property Manager. Key responsibilities include managing electromechanical and utility services with a technician team, preparing and implementing planned preventive maintenance, conducting regular site inspections, reviewing subordinate work, and maintaining documentation for assets under defect liability and AMC periods. You will be responsible for hiring, training and developing shift engineers and maintenance staff, formulating budgeting controls, monitoring SLA’s and KPI’s for JLL and outsourced agencies, and ensuring service level agreements and performance indicators exceed excellence. Additional duties involve timely renewal of agreements, invoice submission and follow‑up, overseeing vendor quotations and invoices, scheduling monthly vendor meetings, planning energy‑conservation measures, preparing monthly reading sheets, maintaining equipment history cards, and handling major complaints with escalation as needed. You will ensure work permits and safe practices are in place, assist in risk assessments and root‑cause analysis, create corrective, preventive and emergency response plans, participate in evacuation drills as part of the ERT/QRT team, and maintain engineering reports such as DMR and MMR while collaborating with regional, head‑office and training teams. • Manage and maintain electromechanical and utility services on‑site. • Prepare and execute planned preventive maintenance (PPM) schedules. • Conduct regular site inspections to identify risks and defects. • Review and guide the work of subordinate engineering staff. • Maintain documentation and trackers for assets under defect liability and AMC periods. • Recruit, train, and develop shift engineers and maintenance personnel. • Develop budgeting controls and monitor SLA and KPI performance. • Ensure service level agreements meet or exceed excellence standards. • Oversee agreement renewals, invoice processing, and payment follow‑ups. • Manage vendor quotations, invoices, and monthly vendor meetings. • Implement energy‑conservation initiatives and prepare monthly reading sheets. • Keep equipment history cards and logbooks up to date. • Address major complaints, escalations, and ensure proper work permits and safety procedures. • Assist in risk assessments, root‑cause analysis, and create corrective, preventive, and emergency response plans. • Participate in evacuation drills and serve on the ERT/QRT team.

What You Bring
The ideal candidate is analytical, meticulous, and detail‑oriented, with strong problem‑solving skills, the ability to coordinate across teams, and solid knowledge of working procedures. A degree or diploma in Electrical or Mechanical engineering (or equivalent) and 3–5 years of experience in real‑estate, hotel or construction (residential experience preferred) are required.
