About the Role

The Community Manager is accountable for the full spectrum of on‑site operations of a housing community, reporting to the Regional Manager. Responsibilities include personnel leadership, leasing, maintenance, financial oversight, administration, and risk management while ensuring compliance with Asset Living policies, safety standards, and fair housing regulations. • Screen, hire, train, coach, and develop on‑site staff; manage daily attendance and create work schedules. • Address performance issues, document actions, coordinate with HR, and handle terminations when necessary. • Maximize net operating income through cost control, revenue growth, and leasing improvements; develop annual budgets and forecasts. • Oversee rent collection, deposit reconciliation, and timely processing of vendor invoices. • Develop and execute yearly marketing plans; ensure effective leasing processes and accurate documentation. • Resolve resident complaints, implement retention programs, and coordinate showings, lease signings, and move‑ins. • Supervise administrative and leasing reporting; lead the property’s emergency response team according to guidelines. • Ensure timely maintenance, maintain property appearance, and verify quality of repairs via regular inspections and vendor management. • Maintain compliance with Fair Housing Laws, OSHA requirements, and Asset Living policies; utilize on‑site software and basic computer skills.

What You Bring

• Require a high school diploma or equivalent; bachelor’s degree preferred; 1–4 years housing industry experience; CAM or ARM certification preferred. • Ability to work overtime, weekends, and night hours for emergencies; lift and move objects up to 25 lb and operate equipment. • Reliable transportation required for on‑call emergency duties.
