About the Role

The Assistant Community Manager supports the Community Manager in daily operations and financial functions, handling rent delinquency, cash‑flow, and overall property performance, and assumes full responsibility for personnel, leasing, maintenance, finance, administration, and risk management in the manager’s absence while ensuring compliance with company policies, safety, and fair‑housing guidelines. • Post payments and income accurately; reconcile daily receivables. • Monitor bad debt, issue late notices, contact residents/guarantors, and coordinate evictions. • Help achieve budgeted revenue, expenses, and net operating income. • Post resident charges and utility bill‑backs; complete month‑end closing and reporting. • Maintain organized records, audit resident files, and process move‑out charges and security deposits. • Attend onsite daily; screen, hire, train, coach, and develop staff per company guidelines. • Provide ongoing training, counseling, and ensure staff compliance with policies. • Lead to promote teamwork, performance, and a positive work environment. • Ensure leasing staff follow effective techniques, complete documentation, and maintain accurate reporting. • Implement marketing strategies from the annual plan. • Address resident complaints and requests to maintain satisfaction. • Develop resident retention programs such as events, promotions, and newsletters. • Show, lease, and move‑in prospective residents efficiently. • Deliver excellent customer service; monitor maintenance request response times. • Conduct regular property inspections to ensure appearance and timely repairs. • Assist in supervising all business functions related to operations. • Manage resources and vendor relationships economically.

What You Bring

• Require high school diploma; bachelor’s degree or two years housing industry experience preferred. • Proficient with onsite software, basic computer skills, and knowledgeable of Fair Housing and OSHA regulations. • Physically able to stand, sit, lift up to 25 lb, ascend ladders, work overtime, and perform duties in varied environments.
