About the Role
The Maintenance Technician supports the property’s maintenance program by handling corrective, preventative, routine, emergency, and cosmetic tasks under the supervision of the Maintenance Supervisor and Community Manager. Responsibilities include responding to resident requests, performing make‑ready turnovers, maintaining pool chemistry, conducting daily inspections, and ensuring safety and compliance with Asset policies and OSHA standards. • Perform corrective, preventative, routine, emergency, and cosmetic maintenance on community areas and units. • Respond promptly to resident and management work orders and ensure timely repairs. • Assist with unit make‑ready turnover scheduling and execution. • Conduct daily exterior clean‑up, pool maintenance, chemical logging, and hazard inspections. • Maintain and document the preventative maintenance program while complying with Asset policies, OSHA, and EPA standards. • Keep the maintenance shop organized, stocked, and safe; monitor inventory of equipment and supplies. • Record service requests, maintenance activities, and make‑ready status accurately. • Deliver excellent customer service, monitor request turnaround, and enforce community policies. • Participate in on‑call emergency response, working overtime, weekends, or nights as needed. • Lift and move objects up to 100 lb, climb ladders, operate power tools, vehicles, and work in varying weather conditions. • Maintain reliable transportation for emergency on‑call duties.
