About the Role
The role is responsible for developing and implementing policies, procedures, and programs that ensure well‑managed, well‑maintained buildings, emphasizing tenant concerns, environmental health and safety, and quality programs aligned with the owner’s objectives. The incumbent will collaborate with senior management, the Vice President, and Portfolio Manager to set goals, prepare budgets, and oversee lease administration, staffing, and vendor performance. Regular site visits, quarterly inspections, and long‑range planning are required to maintain safety compliance and operational excellence. • Cultivate proactive relationships with owners by responding quickly to their needs and requests. • Assist senior management and clients in defining goals and objectives for real‑estate asset performance. • Develop and implement recommendations to maximize property value in line with owner objectives. • Prepare and deliver timely operational reports, annual operating budgets, and monthly financial packages. • Create service upgrades to exceed client expectations and drive continuous improvement. • Design staffing plans, write job descriptions, and promote ongoing education for on‑site personnel. • Oversee lease reconciliation, prepare lease abstracts, and approve final lease documentation. • Select, negotiate, and manage service contracts and vendor performance to ensure compliance. • Review and approve site‑level payables, receivables, and accounting outputs. • Conduct weekly site visits and quarterly property inspections to assess policies, performance, and invoices. • Lead short‑ and long‑range planning for assigned properties, including fire and life‑safety program compliance. • Provide input for proposals and develop outstanding service programs for clients and tenants. • Support leasing objectives through market surveys, pricing recommendations, marketing programs, and broker relationships.

What You Bring
The position requires a bachelor’s degree in business or a related field, RPA and CCIM or CPM certification, and a minimum of eight years’ experience in property operations, including leasing and construction management. Candidates must have managed a portfolio of three or more projects with direct reports and hold a valid real‑estate license where required. Strong knowledge of budgeting, financial reporting, vendor negotiation, and EHS regulations is essential. • Hold a bachelor’s degree, RPA and CCIM or CPM certification, a valid real‑estate license, and at least eight years’ property‑operations experience managing three or more projects.
