About the Role
The Porter supports the maintenance operations of a community, handling corrective, preventative, routine, and cosmetic tasks under the direction of the Maintenance Supervisor and Community Manager. Responsibilities also include the make‑ready process to meet the property’s operational goals and ensuring that all work is performed safely and in accordance with Asset Living policies. • Perform daily cleaning, trash removal, and general upkeep of grounds, buildings, breezeways, and common areas. • Respond promptly to resident and management work orders for community areas and units. • Inspect properties each day to identify and correct hazardous conditions. • Support preventative maintenance program to extend asset life and reduce repairs. • Keep the maintenance shop organized, stocked, and compliant with OSHA safety standards. • Assist the Maintenance Supervisor with hazard communication and safe‑work practices. • Participate in unit inspections and on‑call emergency response as needed. • Deliver courteous customer service, monitor service‑request turnaround, and enforce community policies. • Maintain accurate documentation and follow Asset Living policies, Fair Housing Laws, and OSHA regulations.

What You Bring
The role requires the ability to navigate various terrains, climb ladders and stairs, lift or move objects exceeding 100 lb, and work in outdoor conditions ranging from extreme temperatures to exposure to hazardous chemicals. Flexibility for overtime, weekend, night‑hour, and on‑call emergency work is also necessary. • Required: High School diploma or equivalent, basic computer skills, knowledge of Fair Housing Laws and OSHA. • Physical ability to climb ladders, lift/move 100 lb loads, work outdoors in varying weather, and operate power tools; availability for overtime, weekends, and on‑call emergencies.
