About the Role

Technician III is responsible for operating the facility's mechanical and supporting systems, performing structured inspections, preventive and corrective maintenance, and routine and on‑demand services. The role requires adherence to established processes and compliance with internal and external environmental, health, safety, and fire protection requirements. Key duties include troubleshooting equipment, conducting regular monitoring inspections, managing work‑order life cycles, and operating various mechanical systems. The technician also supports the implementation of preventive maintenance programs, assists with facility‑related projects, and ensures all work complies with corporate and legislative policies. • Observe facility mechanical/electrical systems, identify deficiencies, and suggest improvements. • Perform preventive and corrective maintenance on HVAC, pneumatic, hydraulic, and other building systems. • Conduct regular inspections, walkthroughs, and monitoring to ensure uptime and asset integrity. • Manage work orders from dispatch to completion, documenting resolutions in the maintenance system. • Implement and support preventive maintenance programs, escalating deficiencies as needed. • Enhance tenant satisfaction through quality service delivery and positive client interactions. • Participate in facility projects and ensure compliance with environmental, health, safety, and fire regulations. • Maintain tools, arrange repairs/replacements, and submit expenditures promptly. • Mentor lower‑level technicians and be available for on‑call/standby emergency calls.

What You Bring

The position demands a high‑school diploma combined with trades training or certification, and a minimum of three years’ experience maintaining HVAC, pneumatic, or hydraulic systems. Candidates must have solid knowledge of facility operations, Building Automation Systems, HVAC, and possess strong environmental, health, and safety awareness, client‑service orientation, and effective communication skills. Additional requirements include mentorship ability for junior technicians, flexibility to work shifts and on‑call emergencies, adherence to PPE and safety policies, a valid driver’s license, and the capacity to obtain appropriate security clearance. Required licenses are a Building Operator Certification or equivalent and a provincial HVAC or apprentice license such as Gasfitter I & II or refrigeration. • Hold a high school diploma with trade certification; at least 3 years HVAC/pneumatic/hydraulic maintenance experience. • Possess knowledge of Building Automation Systems (BAS) and HVAC systems. • Demonstrate strong HSE mindset, client‑service orientation, and effective communication. • Maintain required licenses: Building Operator Certification or equivalent; Provincial HVAC or apprentice license (e.g., Gasfitter I & II, refrigeration). • Valid driver’s license and ability to obtain security clearance; wear required PPE.
