About the Role
The Maintenance Technician supports the property’s maintenance program, handling corrective, preventive, routine, emergency and cosmetic tasks, and assists with the make‑ready process under the supervision of the Maintenance Supervisor and Community Manager. Daily duties include responding to resident and management work orders, performing pool maintenance and chemical logging, inspecting and repairing common‑area and unit interiors, maintaining the shop inventory and safety standards, and participating in on‑call emergency coverage. • Respond promptly to resident and management maintenance requests and work orders. • Perform corrective, preventive, routine, emergency, and cosmetic repairs on units and common areas. • Conduct swimming pool maintenance, cleaning, and accurate chemical logging. • Inspect grounds, buildings, and community features daily to identify and correct hazards. • Maintain organized, stocked maintenance shop while adhering to OSHA safety standards. • Assist supervisor with inventory monitoring, hazard communication, and make‑ready turn events. • Keep detailed records of service requests, preventative maintenance, EPA/OSHA compliance, and work progress. • Provide excellent customer service, enforce community policies, and represent the property positively. • Participate in on‑call emergency coverage, including nights, weekends, and overtime as needed.

What You Bring
Candidates must have a high school diploma or equivalent, basic computer skills, and familiarity with Fair Housing and OSHA regulations. Reliable transportation is required for emergency call‑outs. The role demands frequent climbing of ladders, lifting objects over 100 lb, working in confined spaces, and the ability to work overtime, weekends, and night hours, as well as exposure to various weather conditions and hazardous chemicals. • Required: High school diploma/equivalent, basic computer proficiency, knowledge of Fair Housing and OSHA, reliable transportation. • Physical ability to climb ladders, lift 100+ lb, work in confined spaces, and operate power tools and vehicles.
