About the Role

The Maintenance Technician assists the Maintenance Supervisor and Community Manager with corrective, preventative, routine, emergency and cosmetic maintenance, as well as the make‑ready process, while adhering to Asset Living policies and safety standards. • Attend the community daily and respond promptly to resident, management, and work‑order requests for common areas, buildings, and units. • Perform repairs, replacements, and routine maintenance, including swimming‑pool upkeep with accurate chemical logs. • Assist with scheduling and execution of maintenance‑related turn events and make‑ready activities. • Conduct daily inspections of grounds, buildings, and common areas to identify and remediate hazardous conditions. • Execute the preventative‑maintenance program to extend property life and minimize future repairs. • Keep the maintenance shop organized, stocked, and compliant with OSHA and Asset Living policies. • Support the hazard‑communication program and promote safe work practices. • Track inventory of equipment and supplies and maintain accurate service records and EPA/OSHA documentation. • Perform general upkeep, cleaning of offices, common areas, and model units, and report rule violations. • Participate in on‑call emergency response and utilize resources and equipment economically. • Deliver excellent customer service, monitor service‑request turnaround, and uphold consistent resident interactions. • Enforce community policies as delegated by the supervisor. • Meet physical requirements: lift/handle 100+ lb objects, climb ladders, work in confined spaces, and operate tools, vehicles, and golf carts; work overtime, weekends, and night hours as needed. • Maintain reliable transportation for emergency on‑call duties.
