About the Role
The Community Manager reports to the Regional Manager and is accountable for the full‑cycle operation of an on‑site housing community, including personnel, leasing, maintenance, financial, administrative, and risk‑management functions. This on‑site leader ensures compliance with Asset Living policies, safety standards, fair‑housing guidelines, and liability requirements while fostering a positive resident experience. Key duties include staffing, budgeting, revenue optimization, marketing, resident retention, emergency response, and maintenance oversight. The manager develops annual operating budgets, monitors rent collections and vendor invoices, implements marketing plans, handles resident complaints, and leads a team to maintain property appearance and address emergencies promptly. • Screen, hire, train, coach, and develop on‑site staff according to company standards. • Create and manage daily/weekly staff schedules and assignments. • Address performance issues, document actions, and coordinate with HR for terminations when needed. • Promote staff harmony and ensure compliance with company policies. • Achieve maximum net operating income through cost control and leasing improvements. • Develop yearly operating budgets and financial forecasts. • Monitor timely rent collection, deposit reconciliation, and vendor invoice processing. • Prepare accurate property closeout and ownership financial reports. • Design and execute an annual marketing plan to drive leasing activity. • Ensure leasing staff follow effective techniques, documentation, and reporting procedures. • Handle resident complaints, concerns, and requests to boost satisfaction. • Implement resident retention programs such as events, promotions, and newsletters. • Show, lease, and coordinate move‑ins for prospective residents. • Maintain accurate administrative and leasing reporting on schedule. • Lead the property’s emergency response team and manage emergency situations per company guidelines. • Oversee maintenance request turnaround and ensure high customer service standards. • Conduct regular property inspections to maintain appearance and timely repairs. • Manage vendor relationships, obtain bids, and control equipment and supply costs. • Direct maintenance, construction, and rehabilitation activities to ensure quality and speed.

What You Bring
Applicants should have at least a high school diploma (a bachelor’s degree or related housing experience preferred), and certifications such as CAM or ARM are advantageous. Required skills include knowledge of Fair Housing and OSHA, basic computer proficiency, reliable transportation for on‑call duties, and the ability to work overtime, weekends, and evenings. Compensation ranges from $30‑$35 per year and includes a total rewards package with health benefits, 401K matching, and performance bonuses. • Possess reliable transportation for on‑call emergency duties.
