About the Role

The Community Manager oversees all operations of a housing community under the Regional Manager’s supervision, handling personnel, leasing, maintenance, financial, administrative, and risk‑management functions while ensuring compliance with Asset Living policies, safety standards, and fair‑housing regulations. • Screen, hire, train, coach, and develop on‑site staff using company directives. • Create and manage weekly/daily office and maintenance staff schedules. • Address performance issues, document actions, and coordinate terminations with HR as needed. • Promote staff harmony and high‑quality performance through effective leadership. • Develop yearly operating budgets and forecasts to maximize net operating income. • Control costs, improve revenue, and adjust leasing strategies based on trend analysis. • Oversee timely receipt, reconciliation, and coding of rent, deposits, and vendor invoices. • Prepare accurate property close‑out reports and ownership financial statements. • Design and execute annual marketing plans and leasing strategies to achieve occupancy goals. • Handle resident complaints, requests, and retention programs such as events and newsletters. • Show, lease, and move in prospective residents efficiently. • Ensure accurate, complete, and timely administrative and leasing reporting. • Lead emergency response teams and manage property emergencies per company guidelines. • Monitor maintenance service requests for responsiveness and quality. • Conduct regular property inspections to maintain appearance and timely repairs. • Manage property resources, obtain vendor bids, and oversee construction and rehabilitation projects. • Maintain compliance with Fair Housing Laws, OSHA requirements, and company policies. • Maintain reliable transportation to fulfill emergency on‑call responsibilities.

What You Bring

• Possess a high school diploma (Bachelor’s preferred) and relevant housing industry experience. • Prefer certifications such as Certified Apartment Manager (CAM) or Accredited Resident Manager (ARM). • Demonstrate basic computer skills and proficiency with on‑site software functions. • Meet physical demands including standing, lifting up to 25 lb, navigating ladders, and working in various environmental conditions.
